BnB Property Managers are Victorian based, dedicated property managers for short term rentals with over 20 years of experience in the real estate industry.
We are totally mobile and we manage short stay properties for owners in areas such as Geelong, Bellarine Peninsula & the Metro Melbourne region.
Even if you are located outside of those areas, we are always happy to have a chat & assess your needs.
Set Up
We will gather your property details & provide you with a checklist to get your property Airbnb ready. Happy Shopping! We can even take care of the shopping & property styling for you if required.
Photography
Once the property is beautifully set up, we will arrange for your property to be professionally photographed. Once the photos come in, you will want to move in. Guaranteed!
Listing the Property Online
Once we have the stunning shots, we will get to work & collate all of the listing information for you. We will launch your property on Airbnb. We are now ready to start taking your bookings (yay!)
Guest Management
All guests are checked via past reviews & set questions before they are approved to stay at your property. We may also get photos of IDs sent through if we feel it is required for extra security for a booking. Our team will handle all enquiries in a fast/efficient manner. Nobody wants a house party!
Cleaning
We have an amazing team of our very own professional cleaners who will take care of all cleans between guests. This includes linen changes as well (bedding, towels etc) which are washed & turned over for every guest. Just like a hotel!
Pricing
Our team will monitor prices for your listing & increase or decrease the price to optimise occupany at peak/off-peak times in the seasons. You can even block out times when you or family/friends want to stay at the property. Hello Holiday!.
Re-Stocking
We will visit the property for inspections often to stay on top of essential item stock levels (toilet paper, sugar, coffee, soap, shampoo etc) as well as to check the condition of the property. This will also ensure that we are aware of any maintenance that may be needed.
Maintenance
We have a team of trades on call so we can handle any minor maintenance problems for you. We will act promptly & work with you for any major maintenance issues that may arise with an effort to ensure little to no disruptions for your guests.
Financials
We want to show you the money! We will send your payments weekly, fortnightly, monthly - whatever you prefer. We are totally flexible & will work with you & your preferences. We will keep you updated on how your property is performing & regularly stay in touch.
